Company Overview

Arx Urban Capital (“Arx Urban”) is a privately-held, real estate firm focused on value investing in supply-constrained markets benefiting from urban growth in the Northeast. Formed in 2013 by Benjie Moll, Arx Urban is headquartered in Boston, MA and acquires generational real estate that provides for both capital preservation and a reliable income stream through market cycles. Arx Urban uses progressive strategies to source and operate its assets—technology, sustainability and community resources are utilized to unlock additional value for investors.

The Arx Urban principals have acquired, asset managed, disposed and raised capital for over $1 billion of multifamily and commercial assets, consisting of 1,500 apartments and 25 million square feet of commercial space nationwide, under their predecessor companies. Under its current platform, Arx Urban has closed or put under contract 13 deals totaling over $50M in urban retail, apartment and mixed-use assets throughout the Northeast. Backed by several family investment offices and private equity groups in Boston and New York, the firm continues to seek generational value-add and core plus multifamily, student-housing, office and retail assets that meet one of their three investment strategies:

  1. COVERED PRIME: High-profile sites in supply-constrained markets that are prime candidates for future redevelopment, but have a source of current income
  2. CORE+: Stabilized, generational assets bought below replacement-cost with attractive leverage, strong tenancy and potential for future rent growth
  3. REPOSITIONING: Adding value to underutilized properties through capital improvements, changing use or institutional leasing and property management

Acquisition Criteria

Product Type: Mixed-use, multifamily, office, medical office, retail, student housing and parking

Deal Size:  $2M-$25M, largely out of reach of individual investors, but beneath the radar of institutional investors, enabling limited competition and superior pricing

Geographic Focus: Primary focus is around the Greater Boston Area, but will target opportunities in the rest of the Northeast on a case-by-case basis

Locational Attributes: Submarkets with strong local demand drivers (employment and transportation hubs) that are aided by favorable macro trends (population, employment and income growth) or high barriers to entry; in-fill locations in the path of growth that have future redevelopment potential

Strategy: Priority on capital preservation, but most transactions generate durable, in-place cash flow with significant potential for upside through both operational efficiencies and appreciation
